What is a home inspection?
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector.
Why is getting a home inspection important?
Home Buyers: Buying a home is an exciting step in anyone’s life. But sometimes new home buyers forget about the importance of a home inspection. No matter how old or new your house is, there may be hidden problems lurking. Issues with plumbing, wiring, mold and structural issues may be invisible to the average home buyer. A home inspector will catch small details that could save you thousands of dollars later. There’s nothing worse than buying a home you thought was in perfect shape, only to find out you’ll need to dip into your savings to repair a huge problem.
Home Sellers: More and more sellers are choosing to have a thorough inspection before or when they first list their home. Defects found before the buyer comes along allow you to shop around for a contractor and not deal with inflated estimates that a buyer will present.
One Year Warranty Inspections on new builds: In the final weeks approaching the end of your One Year Warranty an inspection can reveal issues from minor issues to major issues the builders will need to repair before the warranties end.
Should I attend the home inspection?
We advise all of our clients to attend the home inspection. The reason being is although the inspector is hard at work, they can explain all of their findings for you at the end of the inspection. Also, if you have any questions or concerns, that would be the perfect time to ask! But be sure to give the home inspector time and space to concentrate and focus so he can do the best job possible for you.
If you are out of town, or cannot attend the inspection, DO NOT WORRY! Your inspection will be sent to you and ANY and ALL questions you may have will be answered either over the phone or by e-mail (which ever you prefer) until you feel comfortable with the explanation. We work for you, and want you to be confident in your knowledge of your inspection report.
What should I NOT expect from a home inspection?
A home inspection is not an appraisal or a check for compliance with building codes and it’s not an evaluation for any biological or environmental hazards. We are unable to inspect things hidden by objects and are unable to see through walls. Before your home inspection, you will have an inspection agreement sent to you which specifically states our limitations. A home inspection is not protection against future failures. Stuff happens! Components like air conditioners and Heat Systems can and will break down. A home inspection tells you the condition of the component at the time the component was inspected. For protection from future failure you may want to consider a home warranty.
